Steve Clarke-Lens has been living in Greece since 1979. With many years here on Lefkas island he has a great knowledge of the island, its villages and people. If you are looking for land to buy and or a house to build then let Steve help make it happen for you.

Speaking both English and Greek, Steve is able to liase directly with all the contractors and tradesmen.

We offer a complete personal service from your first plans and ideas to the key in the door, on time and within budget.

 

First discussions

• How much is it going to cost?
• How long will it take to build my property?

Our first discussion will be free and will take around an hour. During this conversation I wish to find out about your expectations and to give you a feel for the cost and build time of the project.

If you wish me to help you then I will arrange a second meeting where we will go into more detail and provide you with some rough plans for us to discuss. There will be a need for several further meetings where we fine tune the plans, ideas and create a budget. These secondary meetings will have a fixed cost based on the size of the property to be built.

At this stage you can walk away or come onboard and let me take the stress out of your property build.

 

Plans and building licenses

Once you are happy with the design of your property we will turn them into blueprints and submit them to the planning office for approval and building permission. This can take from one to three months depending on the design.

 

Digging out the plot, water and electricity

The timescale for site preparation can be a bit unknown and will depend on the location, rock, soil etc. but usually will not take more than two weeks.

As soon as we get building permits we will apply for your water and electricity. Water is quick as it is needed as soon as we start to build. Electricity can take months, so applying early is very important.

 

The Lefkas property build

You are now ready to start to build.

On this web site I will not go into detail as each property is unique.

However you will find photos of propertys during construction and these will be updated monthly as each project progresses.
