Property 1. A 180m2 single story home with large basement
At 07/ 2 / 2006 we have poured 160m3 of concrete and are preparing the first slab.
Photo 1 March 2006. The main slab of the house was poured on 28/02/06 and was 60m3 of concrete. We will water the slab three times a day for the next week. As you can see at this time of the year, nature does the watering for us most days. Next step columns and ring beam.
12/04/06 Update. All concreate work has been finished, photos soon. 13/04/06 Timber arrives for the roof today eta roof finish 12 days.
04/05/06 Update. Well things are going well. We had some bad weather so slowed all things down but now we are up to speed again and on target.
The brick layers have arrived and as of today been on the job three days. The roof has been felted and will soon be tiled.
17/05/06 update
The roof and brickwork has now been finished. First fix plumbing also finished. Next will be the first fix electricity and then plaster work.
2/06/06 Update. All works now finished ready for the plaster work.
20/06/06 Update. The site has been landscaped and now we wait for the plaster's. This is the hardest trade to match in with the master plan. We have been told one week! lets see.
12/07/06 Update.
Well here we are with all the plaster work finished. On friday 14 the underfloor heating gang arrive.
15/07/06 Update.
Ok I know this is Greece but things can happen fast if you organise things. Here we are with the underfloor heating in place ready for screeding tomorrow!
23/07/06 Update.
Now the underfloor heating pipes have been screeded in we have dugout the soak away and put in place the concreate 2.5m dia rings.
Door sills have been placed and tomorrow the plaster board team arrive to fit the ceilings. Full speed ahead.
2/08/06 Update.
Plaster board ceilings are now finished and painted. All wast plumbing also finished. 3 Aug the screed for the floor tiles will be layed. The windows and doors have arrived and will be fitted after the tiles are down end of next week. The small porch roof was also finished today.
At the moment the house build is on time and under budget!
21/08/06 Update.
I am happy to report that property 1 is finished and the owners moved in last night. We all had a meal and a few to many wines! So my job has finished on this house. When my head recovers I will get an updated photo. The house will be painted on the outside in slow time. The main thing for this family was to build fast and move in so they can stop paying rent on a house they have lived in for over ten years.

Property 2. A 100m2 single story home with no basement
The picture (taken before the start of construction) shows the view that you will see from the master bedroom and lounge. At 07/ 2 / 2006 Plans have been submitted to the planning office. We now expect aproval around the middle of March. 26/03/06 We have the building permit now and will start the plot dig out asap come back soon to see photos.
05/04/06
As from this week we have arrived at the level of the house and are digging out the rock to make space for the house.
As you can see the weather is fine, we should finish the dig out in one week.
04/05/06 Update. Sorry no photo but foundations are been layed and soon we pour concreate.
17/05/06 Update. foundations now layed, on with the the frame now
2/06/06 Update.
Today we start the last part of the frame the top slab.
20/06/06 Update. All work on the house frame has now been finished. Next the roof. From now on full speed ahead.
12/07/06 Update.
Roof on and now we have a to wait a little for the brick workers to finish a job then they will be on this house.
23/07/06 Update.
It seems that this is pooh pit week. Here we go again on this property. 3m deep and 2.5m dia this set up is placed into solid rock. The rock on Lefkas is limestone so it will filter water slowly through it.
Next task brick layers. Due to start 10 Aug.
21/08/06 Update.
The Aug holidays are nearly over and I can get the workers back on the job. We will start bricking this lovely house on Monday.Then full speed ahead. This owner would like to be in by late Dec, so lets get going.
17/09/06 Update
Well it seems a while since I have given you an update. Things now are going full speed. The brick work is finished and the first fix plumbing now done. This week the first fix electrycity will be started and then we should be ready for plastering at the end of the month.
08/10/06 Update
We have had a little bad weather over these couple of weeks but work goes on. The house was ready for plastering but as it is in Greece the plasters can't start till this week sometime. We have done some nice stone walling behind the house and around the patio area. The fire place is in as is the frames for the internal doors. Come on plasterers!
12/11/06 Update Well at last after loosing a hole month the plasterers are here and have been working well. as of this day they have finished inside and out the main coats. after this has dryed we will lay on the finishing coat. The weather is not on our side at the moment but it will be sunny for the rest of the week.
06/12/06 Update
Sorry I have not reported sooner but things have been moving on at a pace. The house is ready for painting in and out. The floor tiles are layed and the kitchen and cupboards etc are being made as we speak. Second fix electricity has been finished and the windows and doors are on site and will be fitted on friday. Next week we will fit the c/h system and boiler. At this time we are on time and within budget. All we need is the weather to hold and all trads to keep on working well.
21/12/06 Update.
Well here we are close to Xmas. The house is very nearly finished. All the internal and external painting has been done. C/H system has been fitted. Internal doors etc painted and ready for final furniture.
Today 21/12/06 the eletricity pole arrived and are now standing. As this area has a lot of rock the team had to blow the ground and then drill.
Today 21/12/06. The two bedroom floors are having there timber flooring layed and will be finished tomorrow.
Sat 23/12/06 the kitchen and bedroom wardrobes will be fitted!
The weather has been kind and we have only had two days of rain so far in Dec.

Property 3 2006 The owner of the land next to this one has entered talks with me to design and build a 150m2 - 170m2 property. At this date we are in talks about the design and budget. If all goes ahead this will be property 3 2006.
26 March 2006 Agreed. I can confirm that we have agreeded on the plans and the budget of a two story 162 sq m home. Property 3 will now get under way. First job now is to blue print the plans and apply for the building permit one to three mounths.
20/04/06 Update. Blue prints have now been passed to the planning office. Now we have to wait.
17/05/06 Update. Still waiting but we should hear soon.
2/06/06 Update. Ok this is Greece but we have been told we will get the green light from the planning office next week!
20/06/06 Update. Yes! on the 17/06 we got the all clear from the planning office. Monday 19 we started the dig out of the roa
23/06/06 Update.
Here we are on top of the plot. A 150m road has been built and now we are digging the plot for the house out. As you can see from this photo the rocks are coming out big! More shots soon.
12/07/06 Update. The dig out will be finished soon. We had some set backs due to the diggers engine. All well now so full speed ahead. This site is all rock and we have been pulling loads out. I will try to take a shot of the site from afar so you can get an idea of the scale.
23/07/06 Update.
Ok, here you have it the dig out has now been finished. You can see from this shot property two below the digout. The roof is just showing in the olive trees.
Next task is to concreate the 150m drive way, should be done by wednesday.
02/08/06 Update.
Road finished last week. now we have to wait a couple of weeks due to Aug holidays. Things should start around 15-20 Aug.
21/08/06 Update
Tomorrow we will start the main foundations. Formwork will be made but the temp here at the moment is to hot for the concreate. It is not so much the concreate but the temp of the steel work. If the steel is to hot it will have exspanded and thats not good. We we pour we have to cool the steel with lots of water before we pour. More news soon.
17/09/06
After a very hot Aug where nothing got done we are starting to get going with the concrete. The first foundations are finished. Now we have a back filling job and move on to the second floor foundation.
08/10/06
Second floor foundations ready to pour concreate. So much steel goes into these houses now. The concreate frame work takes the longest time, when its up all speed ahead.
12/11/06 Update
The first floor slab has now been poured and we are working on the next and final level. The weather for this projct has been great as after we poured the large slab it lightly rained all night, great for concreate.
06/12/06 Update
We have now poured the last colums and are well on the way to be ready to pour the last concreate slab.
Property 4 2006
At 01/04/06 UPSL has been asked to take over the finishing of a house in the village of Katouna. At the time of agreement the house was at the finished brick stage. This first week we have had the first fix plumbing finished and the roof started.

10/04/06 Roof finished now.
04/05/06 Update.
The first fix wireing has been finished and now we have to do some work around the site and wait for the plaster team.
17/05/06 Update. We have started to clear up around the site and will build land retaining walls as soon as the area is cleared. After that we will plaster.
2/06/06 Update.
Retaining walls have been started. Then it all hangs on the plaster work.
20/06/06 Update. Again we are in the hands of the master plaster's. Any good plaster's out there? there's lots of work!
12/07/06 Update. Now my plasters have finished on house one they will start after the weekend.
23/07/06 Update.
The plasters hard at work. By mid week they will be finished Note they like to play see the fish in the rough coat!
02/08/06 Update.
All plastering finished last week. Marble cills are in place.
Final plumbing etc next. Small pause for Aug.
21/08/06 Update.
Plumbing done but the sparkies are on holiday. End of the month they say. We have all the door cills now layed and so windows and doors can be measured. Aim on this house is to dry line the inside of the house after the sparkies. Plan is to have the hole house closed in around the second week of Oct.
17/09/06 Update
All cills in and the floors have been floated for the tiles. Tomorrow we start the internal walls with plasterboard.
08/10/06
Plasterboard work will be finished tomorrow and the tiles goes down on Wednesday. We have also been very busy on landscaping. The pooh pit is in and the external plumbing will be conected this week. Windows and doors are to be fitted soon.
06/12/06 Update
This house is all but finished. The inside has been painted the kitchen fitted all floors and bathrooms finished and the windows and doors in and out fitted. Further work is on hold now till next spring when the owners will be back.

At 12/01/2006 we have prepared the site provided mains water and have poured the foundation.
This photo taken on 14/02/06. As you can see we have nearly finished the form work for the main slab. The weather is good but a little cold at 10c. 
At 12 / 1 / 2006 we have agreed a design and budget and the plans will be drawn up and submitted for building license during Jan and we expect to get approval in late Feb.
