2007 UPSL. At the moment we are working on the plans and ideas for four more projects. The first project plans are awaiting approval from the planning office and the others will follow on in time. Keep an eye on this site as things progress.

03/02/2007 Update

Firstly, what has happened to the houses we started in 2006? Projects 1 and 2 are finished, the owners are in and snug. Project 3/2006 is moving on well, the brickwork is finished and we are now well into constructing the roof. On Monday we start the first fix of plumbing and electricity. Project 4/2006, the owners will be back in Greece soon so we will return to this property and finish the grounds etc.

2007 has started well with the best weather ever, sun and more sun. Project 1/2007 is my house called Villa Octavius. I started this large villa in 2004/05 and built as much as I could with the money to hand. Now I have bitten the bullet and taken out a loan to finish the project. The aim is to have the villa ready to rent by 2008.

More houses are in the pipeline for this year as well as finishing projects 3/2006 and project 4/2006.

To show you how things have developed, I have added the latest photos to the site for you to see as promised.

06/02/07 Update.

I had to share this photo with you as this is a great trade. My stone masons hand-carving light arches for the stone walls.

22/02/07 Update

Project 3/2006 is now ready for plastering which will start just after the weekend. The roof is now finished and the house is really looking good.

Project 4/2006 is still on hold and waiting for the owners to return to Greece during March.

Villa Octavius is now ready for plastering inside.

General report:- We have had some rain during these two weeks but nothing really heavy. Forecast for the next week is overcast but very little rain.

Hot news! As from this week in Greece the building permit fees have increased by 60%. So, if in 2006 your plans and permit cost 6000 euros, this year the same permit will cost in the area of 10000 euros.

2007 new projects. Three new houses are still in the planning stages and are moving on well. One project we managed to get the papers in before the permit increase PHEW! More news soon.

Project 3/2006 ready for the plaster work.

27/03/07 Update.

The weather this month has been a little wet. Greece needs the rain but it does slow things down.

Project 3/2006 is going well with the plaster work we are now within days of finishing.

Villa Octavius the plastering has now been finished. Stone walling in the grounds will soon be finished. Always remember that the groundworks of a house can eat money and time.

Project 4/2006 the owners are now here and together we have agreed what to do with the grounds. Due to the rain we will have to start this job when the land has dried out.

Now for the 2007 new builds. Out of our four 2007 builds we are due to start digging the foundations within a few weeks on the first one. The second we start as soon as the building permit arrives and the next two are still in the design stage but will soon be ready for the Planning Office.

Note: Steel and concrete prices have just gone up and are expected to rise again soon!

Easter Update

This is Villa Octavius. The Stone walls in the grounds are now finished and the plants are going in.

The Jacuzzi patio also is taking shape.

The pool is ready and before mid May I wish to have this area tiled and finished.

Here are some of the flowers in the Jacuzzi patio.

The new Jacuzzi is in place and has been well and truly tested!

Now I need to build the decking and some more plants and then this area will be finished.

Project 3/2006 This house is ready for tiling and then windows.

Project 4/2006 The boundry stone walls are been built. The garden and ground works are also in hand. The painters are on site to finish the outside of the house.

When the owners return to Greece during May the house will be ready to live in.

News Update 18/06/07

The three new builds are about to start, the building permits are about to arrive. I have been given the green light to start one and the others will follow on very soon.

My Villa, Villa Octavius also moving on well and I hope to have it finished around the end of July/mid Aug.

Project 03/06 The tiling is nearly finished and the windows etc will be fitted any day.

Building permits are still not through but as usual promised any day! Work is still moving on

News Update 14/07/07

Well at last we have been told we can begin digging the new sites.

Windows and doors are in and tiles layed etc on Project 03/06. Villa Octavius is ready to be painted inside now, also the the last roof will be finished today. I will get some more pics uploaded asap.

These are a few snaps of how Villa Octavius looks at the moment. Lots of painting to do inside.

01/09/2007 Update.

This has been a long hot Aug, a time when most workers take time off. We have been lucky here on Lefkas as we have not had the forest fires like other parts of Greece. Now that Sept has arrived we can all get back to work. Project 03/06 garden stone walls have been started and the sess pit installed. All on target at the moment for the house to be finished in late Oct.

Project 01/07. We are still building large retaining walls and now the workers are back from holidays should have the last pour done in a weeks time.

Project 02/07, The dig out of this property will start this week.

Property 03/07, The planning department should let us at last start digging this plot as soon as we have finished digging project 02/07.

This year it seems that the planning permits have taken a long time to get through but now we should get up to speed on all these three buildings.

Villa Octavius is finished all but the detailed fittings etc. I am working on building a web page for Villa Octavius to help market the Villa for the 2008 season. However if you wish to book this Villa for your holidays the just drop me a line and we can talk. Villa Octavius will be available from April 2008 on.

19/10/2007 Update.

Project 01/07, With the retailing wall now finnished we are returning to this site to prepair the ground for the swimming pool. There has been some delays with the paper work but things are beging to move now. You will see from the photo that the site has great views over Vassiliki bay.

Project 02/07, The plot has been dug out now and a retailing wall partly built. The first site concreate was poured today. Now our team of diggers are ready to start on project 03/07. These two next shots are of project 02/07

Project 03/06, This house is nearly finished, landscaping now nearly done and only a few more things to sort out inside. I hope the owner can move in during next month. As you can see from this photo the house fit's nicely on the mountain.

5/11/2007 Update

Project 2 2007. Things are moving on well with the foundation. The form work now nearly finished. We should pour concrete next week. The photo will show you more than words.

Project 3 2007. Now at last we are moving on this site. As you can see from the photo below we are nearly at the basement level. This plot is solid rock! We are now five days into the dig and all is going well. Two more days should have the plot ready for its first concrete.

14/11/2007 Update

Project 2 2007. Today as you can see from the photos below we layed first foundation concrete. I want you to see that in this case that we are having to use two pumps to get to the house. Pumps in Greece come in at 5 euros a m3, so if you have to have two its ok.

Villa Octavius update 19/12/2007

Here are the first indoor shots of how the villa is coming on as you can see we have been working hard on this area. Still more to do but the villa will be stunning and ready for the 2008 season.

News Update 23/12/2007

Project 1 2007 We will,, as soon as the Xmas holidays are over compleate the steel work for the foundations. Rain during Dec has slowed things a little and the steel gang has been on the other two houses during this month. No problem as we will catch up to the other two houses during Jan/Feb.

Project 2 2007 We are now forming the colums for the ground floor and will be ready to pour around the second week in Jan after the Xmas holidays.

Project 3 2007 We have now finished all the steel work for the basement and will finish the formwork and pour around the second week in Jan again after the Xmas hoildays.
